What happens in the lot check?
You send your address. We look up the zoning district, the building class and certificate of occupancy, whether the house is detached, semi-detached or attached, the DEP flood risk maps, and any historic or special district. Then we tell you which ADU types are possible.
What happens at the site visit?
We measure the side and rear yards, the garage, basement ceiling height or attic headroom, and find the water, sewer, gas and electrical service. You then get a written, itemized quote and a schedule.
What happens during design and filing?
- A registered design professional prepares plans to the Zoning Resolution and Appendix U.
- Sprinkler, egress and utility designs are completed.
- We file in DOB NOW and respond to any objections.
- LPC review is added where the house is in a historic district.
What happens during construction?
- Site preparation, excavation or demolition
- Foundation, slab or floor work
- Framing and fire separation
- Plumbing, electrical, mechanical and sprinkler rough-in
- Insulation, drywall and finishes
- Inspections at each required stage
What happens at the end?
After final inspections, DOB issues the new or amended certificate of occupancy listing the ADU. For basement and cellar units, DOHMH certification for radon and vapors comes first. We walk through the finished unit with you and hand over manuals and warranties.
